Handle Section 8 tenants

If you have tenants receiving Section 8 housing assistance, part of their rent is paid by a government housing authority, and the remaining amount is paid by the tenant. You can track these payments separately in Rent Center to ensure accurate records.

Set up a Section 8 tenant

  1. In the Rental Property tab, select Rent Center.

  2. Select the tenant receiving Section 8 assistance.

  3. In the Rent Details section, enter the total rent amount.

  4. In Payment Sources, add:

    • The housing authority as a payer for the subsidized portion.

    • The tenant as a payer for their portion of the rent.

Record rent payments for Section 8 tenants

  1. When recording a rent payment, select Enter Rent Payment.

  2. In the Received From field, choose either:

    • The housing authority for their portion of the payment.

    • The tenant for the remaining balance.

  3. Enter the payment details and select Save.

Track Section 8 payments

  • In Rent Center, payments are listed separately by payer.

  • If the housing authority’s payment is late, you can follow up and record it when received.

  • To adjust a rent amount, update the Rent Details section for the tenant.

Generate reports on Section 8 payments

You can generate reports to track Section 8 payments from both tenants and housing authorities.

  1. Go to the Reports tab.

  2. Select Rental Property Reports.

  3. Choose one of the following reports:

    • Rental Income Report to view total rent collected, including Section 8 payments.

    • Rent Center Report to see detailed payment records by tenant and payer.

    • Cash Flow Report to analyze income and expenses, including Section 8 payments.

  4. Customize the date range and other filters as needed.

  5. Select Generate Report.
